Plain version: the calculators are estimates, the rates come from the government, and we are not your adviser.
What these calculators are
They apply the published rate bands to a residential or non-residential purchase price. They are a guide to how the tax is structured, not a quotation and not a tax return.
What they are not
- Not financial, legal or tax advice. We are not authorised to give it.
- Not complete. Reliefs, surcharges and exemptions that depend on your circumstances are not all modelled. Each page names what it leaves out.
- Not a filing service. You are responsible for the return and the tax you pay.
Accuracy
Every band is read from the government page that sets it, and each page records the date it was read. Rates change. If you are about to complete a purchase, check the figure against the authority's own calculator as well.
Liability
We provide the calculators as they are, without warranty. To the extent the law allows, we are not liable for any loss arising from reliance on a figure produced here.

The rate tables are published by HM Revenue & Customs, Revenue Scotland and the Welsh Revenue Authority. The wording, layout and calculators on this site are ours. You are welcome to quote a table with a link back to the page you took it from.
