All three taxes read 22 October 2026
Stamp Duty, LBTT and LTT — the UK has three of them
Buy in England or Northern Ireland and you pay SDLT. Buy in Scotland and it is LBTT. Buy in Wales and it is LTT. Same idea, three different sets of bands — and the difference on a £300,000 home is real.
| Where the property is | Tax on £300,000 | Second band rate |
|---|---|---|
| England and Northern Ireland SDLT | £5,000 | 2% |
| Scotland LBTT | £4,600 | 2% |
| Wales LTT | £4,500 | 6% |

Why there are three
Property tax was devolved. Scotland has run LBTT since 2015 and Wales has run LTT since 2018, so the tax on the same £300,000 house differs by where the house is — not by who is buying. SDLT still applies in England and Northern Ireland. Each calculator on this site uses the bands published by that country's tax authority, with the date the bands were read.
Who this is for
Buyers checking a figure before they complete, sellers working out what they paid, and anyone comparing a move across a border. It is not a filing service and it is not advice — every page says what it leaves out, and the authority's own calculator is the final check.
By type of buyer
- First-time buyer stamp duty (England) — nothing up to £300,000, and the £500,000 cliff
- Buy-to-let and second homes (England) — 5 points on every band, worked through
- Commercial and mixed-use stamp duty — 0%, 2% and 5% on a simpler scale
- LBTT first-time buyer relief (Scotland) — the £175,000 nil band is on the LBTT page, with a switch in the calculator
- LTT on a second home (Wales) — the higher rates are on the LTT page, from the first pound
Every band on the three calculator pages is read from the government page that sets it — GOV.UK, Revenue Scotland and GOV.WALES — with the date it was read.
