What a 2024 purchase actually cost
Two sets of rates ran through 2024, split on 31 October. These are the standard-rate bills a buyer paid in each half — the arithmetic a refund claim against a 2024 purchase has to start from:
| Price | Jan–Oct 2024 (0% to £250k, surcharge 3%) | Nov–Dec 2024 (surcharge 5%) |
|---|---|---|
| £300,000 | £2,500 | £2,500 |
| £500,000 | £15,000 | £15,000 |
| £750,000 | £27,500 | £27,500 |
The standard rates were identical in both halves of the year — only the additional-property surcharge moved, from 3 to 5 points. A first-time buyer in 2024 was covered by the older relief: nothing to £425,000, 5% to £625,000.
If you bought in 2024 and paid the surcharge
That is the group most likely to have a live refund: the higher-rate surcharge is reclaimable if you replaced your main home and sold the old one, and the claim window runs from the purchase date. Check the refund conditions →
